What services do you offer as a short or mid term rental management company?
Cityami is a full service management company. We offer full service management, which is our completely hands off management, designed for the professional investor or busy pied a terre owner. We additionally offer marketing only service. This is best for those who already have their own operational team, but want help with marketing (and possibly cleaning).
How do you determine the optimal pricing for my property?
We leverage insights from past years, analytics that look at current hotel, Airbnb, and VRBO pricing in the area, and at our own portfolio. With over a decade in operations, we understand the markets intuitively, but rely on these technologies to further refine our pricing strategy and capture recent changes and trends.
Which platforms do you list my property on besides Airbnb?
Cityami lists our properties for rent on traditional platforms, such as Airbnb, VRBO and Blueground. Additionally, we have several corporate contracts, advertise through our own distribution network, and lists properties for rent on the MLS (Streeteasy, Realtor.com, etc.).
How do you ensure my property stays booked and visible to potential guests?
We are constantly adjusting! Our marketing team works full time to make sure your property is getting the attention it deserves, and our reservations team works hand in hand with the marketing team to make sure all leads are responded to within moments.
What is included in your property management fees?
Both our Marketing and Full Service plans include distribution on 40+ platforms, and 24/7/365 guest support. Additionally, our Full Service plan includes light maintenance (tightening screws, changing lightbulbs and batteries, etc.), inspection of the property before and after a guest stay, completing damage claims as necessary. We additionally have a maintenance team on staff. There are additional charges for maintenance items, but it helps to know the team is on staff, guaranteeing rapid response to maintenance issues as they arise.
How do you handle guest check-ins and check-outs?
Prior to every stay, the property is prepared according to our tried and tested preparation protocol. Preferably, guests are sent instructions for keyless entry prior to their arrival. However, for those buildings where keys are required, the keys will be left in a lockbox or with a local key concierge service.
How do you vet guests to ensure my property is in safe hands?
All guests are initially vetted by our reservations team, using our booking protocol. Once vetted, a background check is conducted on all guests. Finally, for optimal security, we require all guests put down a security deposit.
Can you help with furnishing and staging my property for maximum appeal?
Yes! In fact, Cityami exclusively represents professionally designed spaces. We work with a range of designers who are specialized in the needs of hospitality accommodations. Our maintenance team is able to handle furniture collection, assembly, and installation. If needed, we are additionally able to assist with light renovation of properties.
Can I still use my property for personal stays?
Owners are welcome to use their property up to 3 months per year. In order to use your space, simply block off the dates in the owner’s portal and drop us an email. We ask that the calendar be blocked prior to any reservations. i.e. If a reservation has already been made for the desired dates, we ask you please honor it. We can instead help you find accommodations in one of our other properties for the necessary period.
Do you offer guidance on setting up an LLC or other legal protections for my property?
Absolutely! This is a critical step. While not required, for your own personal protection, it is highly recommended. We have a preferred accountant/CPA who can handle this for you as well as be your point of contact regarding end of year tax reporting.
How do you handle tax reporting and payments for Airbnb earnings?
Owners are presented with monthly statements, which can be used to report earnings. At the end of the year, an EOY report will be sent. Your tax adviser will be able to use this to report all earnings.
Are you able to help me in financing upgrades to my property?
Yes! We have partnerships with a handful of lenders who specialize in this space. As long as you own your property, you will be able to finance modifications to your property, furnishing, etc. as necessary in order to garner the best rental returns possible. Payments are made in monthly installments, from the proceeds of your property’s earnings. Note that financing is dependent on your personal financial situation, and is not guaranteed.
